JUST SOLD! Rare Two-Story Victorian Cottage

We just closed on the sale of this cute two story Victorian cottage located in Ogden, Utah. We listed this property in mid-September for $134,900. The home has 1400 SQFT above grade and a very low ceiling basement space of about 300 SQFT.
Immediately upon listing the property we were deluged with showings and received a total of six offers. Interestingly, three of the offers were just above the list price while three others were near the $160k price point. The bifurcated price points was very interesting to observe. The home needs some TLC but it appears that buyer’s didn’t seem to care much.
In the end an offer of $158,750 was tendered that did not ask for closing costs or any other concessions. The buyer was also using a conventional loan which the sellers found attractive given the TLC the home needed and FHA’s rules on property condition. They didn’t want to have to hassle with any repainting on the second story of their home if they didn’t have to.
