JUST SOLD! Historic Lorin Farr Park Victorian Home

I just closed on the sale of this amazing Victorian home located in the up and coming Lorin Farr Park district of Ogden.

 

 

 

 

 

 

 

This Victorian diamond in the rough was constructed in 1897.  The home is 1192 SQFT with a cellar basement space.  The current configuration is 2 Beds and 1 jack-and-jill style bathroom. There is also an addition to the rear of the home that appears to have been constructed in the 1930’s./

 

 

The home was originally listed in October 2017 for $149,900.  My clients noticed the property for sale but felt the price was much too high.  By November, the seller dropped the price to $124,900.  We took a look inside the property at that time determine their interest.  The placed needed a lot of improvements but my clients felt the project was exactly what they were looking for.  The home boasts 10 foot ceilings, brick interior walls, original casings, baseboards, doors, and built-ins.  There is so much charm to this little place.

 

 

We offered $115,000.  The seller countered at $122,000.  We countered again at $118,000 and the seller accepted.  Once our inspections were completed we determined that the water heater needed immediate replacing and we renegotiated the price to $117,200.

 

 

Once inspections were completed we worked through to closing.  We had some hiccups with an out of state lender which required us to change to a local one.  Fortunately, our local lender was on the ball and we were able to close quickly once the change was made.

 

 

This neighborhood will soon become a Historic District in Ogden City.  This upcoming designation promises to further gentrify the area just as the Jefferson Avenue Historic District and the Eccles Historic District benefited.
