HISTORIC RESTORATION GRANT MONEY:  Ogden’s Unit Reduction Program

 

Ogden has many beautiful historic homes.  However, like many older urban centers, it went through a rough period where these larger homes were converted into apartment buildings.  When Ogden’s economy soured after the rail road industry fell into decline, the viability of these subdivided homes came into question.  Hence, Ogden has been working hard to restore these older homes back into majestic single family homes again.

To help homebuyers and owners overcome the financial hurdle of restoring these properties to homes again, Ogden city offers $20,000 per unit that an owner wishes to eliminate.  The funds are available on a first-come-first-serve basis and there are some guidelines that need to be followed:

  • OWNER OCCUPANCY –  The property must be owner-occupied when the project is completed.  This means that it may be possible for an investor who owns the building to take advantage of these funds to eliminate the units and put the home up for sale as a single family home…or move into the property themselves.  Home Buyers would need to plan on moving into the home once they finished the construction work.
  •  NEIGHBORHOODS – The funds are limited to areas of the city where these types of homes are most abundant.  The area is limited to 20th St. on the north and 27th St. on the south.  The eastern border is Monroe Blvd. and the west boundary is Washington Blvd.

  • FINANCIAL QUALIFICATIONS – In order to use the grant, you will need to have a plan of action worked up.  This includes having bids for work that needs to done.  You will be able to use your own labor on some items, but contractors will need to be used for structural and other types of work.  The city application has a worksheet to help you understand how much the project will cost and to make sure you will have the resources to complete the work.   • GRANT FUNDS NOT LOAN FUNDS – This program uses grant money which means there is not obligation to pay back the funds.
