Swift Building Redevelopment Yields Dueling Proposals

October 21, 2019 Posted by: Jeremy Peterson

The Swift Building, one of Ogden’s last great dilapidated icons from yesteryear, has sat untouched as a toxic waste hoarder’s paradise for decades.  But, recent efforts by Ogden City and the EPA to clean up the bloated stockpiles of carcinogenic goo have yielded great results.  It was announced recently that the almost 100,000 canisters of chemical mischief housed in the building have been purged from the premises.  Its a good day for the property.   With the liability of hazardous waste now gone, developers have started taking a keen eye to the property […]

Utah Real Estate Seminar Company Zurixx Slapped With Federal Charges

October 10, 2019 Posted by: Jeremy Peterson

Interesting news from the real estate investor universe as Cottonwood Heights based company Zurixx LLC has been slapped with federal and state charges.  According to the formal complaint to the courts, the company over promised and under delivered on its pledge to make its clients rich with little or no effort on their part.  Oops. According to the complaint, the company would use HGTV and A&E stars as spokespersons to lure people to their “free” seminars.  At the seminar, they would supposedly learn nothing but instead be invited to spend $2,000 on a […]

CHARTS: Weber County Home Sales Growth Seesaw

October 7, 2019 Posted by: Jeremy Peterson

Weber County home sales growth is a good measure of how the real estate market is performing locally.  For Realtors, this measurement dictates whether being in the business is easy or hard.  During periods of sales growth, agents enjoy a bountiful harvest of sales until word gets out about how easy it is and new agents join the ranks to take their share of the crop.  When sales are shrinking (usually after a period of growth) agents joust with each other for business and work overtime in order to make […]

Poverty and the Gentrification of Ogden City

September 19, 2019 Posted by: Jeremy Peterson

Presently, I sit as the Chair of the Community and Economic Development Citizen Advisory Committee that offers community input for how Ogden City uses a $1M block grant it receives from the U.S. Department of Housing and Urban Development (HUD).  In many ways, our input is limited because HUD has very rigorous and detailed rules for how the money can be spent by the city.  Despite this though, we are able to provide input on emphasis and proportion.   Today’s meeting became very interesting as statistics were shared with us about poverty, affordable housing, subsidized housing, and […]

THE HIBBS HOUSE PROJECT: Before and After Photos

Posted by: Jeremy Peterson

In April we began work on a distressed and neglected property located at 2223 Adams Ave. that we have affectionaly dubbed The Hibbs House after its original owners who constructed it in 1913.  At the time we thought the project would be completed by June.  Clearly we underestimated.  Nevertheless, the (nearly) end product is exciting to present to you with before and after pictures. The front porch was covered in carpet that had been glued to the fir decking.  We removed the glue, replaced the bad wood, reinforced the planking and recoated with a durable weatherproof […]

September 18, 2019 Posted by: Jeremy Peterson

Until recently, one of the best kept secrets of outdoor adventure in Weber County was Causey Reservoir.  Just 25 minutes from downtown Ogden, the out-of-the-way water hole was a quick reprieve from city heat.  The reservoir’s back country location provides ample wildlife sightseeing opportunities, water recreation, and a chance to temporarily escape the din of city life. Well, the secret is out, and on any warm weekend you can expect to see the area packed with cars as outdoor enthusiasts sharpen their elbows to get the best parking spots closest to the trailhead or kayak […]

FEDS: No Appraisal Required?

August 27, 2019 Posted by: Jeremy Peterson

In a surprising new rule that will shake up the way homebuyers and lenders work together during home purchases, Federal banking regulatory agencies are moving forward with a new rule that will eliminate the need for an appraisal for non-government backed mortgages made on homes and multi-unit property under $400,000.   The last time this rule was changed was in 1994, which is before living memory for most Realtors in the business (Hint: I was a junior in high school).   The last remaining entity to sign off on this rule before it becomes law is the Federal Reserve.  […]

August 21, 2019 Posted by: Jeremy Peterson

In August, the crews from HGTV’s Extreme Makeover Home Edition descended on our neighborhood to film the construction and delivery of a new home to a family in our community.  Ogden City had recently purchased 517 22nd St. which had been a problem property in the area for many years. The site was bulldozed several months ago and left as an empty lot.  This site was chosen to be the location of the HGTV home to be given do a deserving family.  The premise of the show was to build […]

VIDEO: A Better Way to Flip Homes In Ogden

August 20, 2019 Posted by: Jeremy Peterson

If you are going to flip homes, plan on using good business skills and vision.  Sometimes though, a finely tuned flip machine can run roughshod over a home’s character.  I recently visited a home for sale that one of my clients renovated and sold 10 years ago.  The differences between the house then and now are shocking.  Here is a video of before and after photos with my commentary on what to do and what not to do when flipping a home in Ogden. If you are thinking about getting […]
