We just closed on the purchase of this very cool triplex in Ogden. Located at 2273 Jefferson Ave. this classic Craftsman style building was once a home but subdivided sometime in the 1920’s, we believe, into three units.

The building is a spacious 3300 SQFT with two units on the main level and a big basement apartment. The building is nestled just a couple blocks from all of Ogden’s exciting downtown entertainment and amenities.

This property was originally listed for $490,000 in February. The price was adjusted to $480,000 in March and $470,000 in April. In late April our client submitted an offer for $460,000 and requested $10,000 in seller concessions. The sellers countered by nixing the concessions. We accepted their terms.

Upon inspection we found quite a few items that needed attention. There was a significant water problem in the basement caused by a misdirected sprinkler head that had gone unnoticed until the inspection. The sellers were gracious and agreed to make repairs. We also adjusted the sale price to $456,500.

As this was being completed the appraiser came and gave an opinion of value. His report determined a value of $450,000…$6,500 below our contract price! This news was discouraging to all parties. However, we were able to work through the problem and both parties agreed to split the difference in value. We closed on the property at $453,250.
