JUST LEASED: Pleasant View Commercial Unit

We just initiated a lease for a client who asked us to market their commercial building in Pleasant View. The space was formerly a “Dirty” Soda shop. The new tenant will be turning the space into a pizza restaurant.
Because the space is ideal for a start up, and indeed our new tenants are doing just that, we agreed to give some concessions to allow for the health and safety improvements necessary to use the space for food service. In order to serve food, ceiling surfaces above the food prep and serving area need to be flat and smooth. Currently the metal rafters are exposed, so those will need be framed out and sheetrocked. The expansion seams in the concrete floor will also need to be filled in with epoxy to avoid food getting caught in them. Our client agreed to share half of those expenses with the tenant.
The space is 1,800 SQFT and listed the space for rent for $1,900/mo. After our new tenant conducted their due diligence on the space, we negotiated a monthly payment of $1750 plus $50 in CAM fees.
