We recently took over management of a property in Ogden and quickly discovered a wild “shed” constructed behind the building. The shed lacked sewer and power services but was borrowing power from the building. Apparently the guy living here had been doing so under the radar on and off for years. BEFORE AND AFTER:  Historic Ogden Home Bathroom Remodel

We just completed the remodel of an old tired bathroom in a historic home that we manage as a rental in Ogden.  The bathroom was last remodeled sometime in the late 1990’s or early 2000’s.  Big 18′ tiles were used and they were placed directly over top of the wood floor.  Because of the flexibility of the wood floors, the tiles began to crack and weaken over time.  This led to tenants complaining about sharp tile edges and unstable floors. RENTAL REHAB: Before and After

In the property management business, no good deed goes unpunished.  In this case, a government program asked us to make exceptions on our screening criteria to house a tenant that was highly disadvantaged and working their way out of poverty.  We secured a deposit equal to almost two months rent and the program guaranteed the first several months of rent.  The plan was for the tenant to be on their feet and self sustaining after the first few months. We recently completed the lockout for an eviction of a property we have managed since April 2021.  We inherited this tenant and after hitting brick walls in the court during eviction moratorium, patiently waited for the moratorium to expire.  Once the moratorium expired, we moved quickly to remove this tenant from the property.  Rather than filing a complaint for unpaid rent, which we knew she might attempt to pay with Utah Rent Relief, we filed a termination of tenancy in August which in effect gave this tenant 30 days to […]

We recently completed the lockout of a tenant who abused the eviction moratorium to avoid removal from the property. This particular tenant had unwelcome guests at the property as well as trash and other lease violations.  The eviction moratorium (and head fakes from authorities about its end date) kept us in the lurch while trying to evict them.  Finally, we were able to get them out after filing a complaint based on trash accumulating at the property.
