We recently completed the lockout of a tenant who abused the eviction moratorium to avoid removal from the property. This particular tenant had unwelcome guests at the property as well as trash and other lease violations.  The eviction moratorium (and head fakes from authorities about its end date) kept us in the lurch while trying to evict them.  Finally, we were able to get them out after filing a complaint based on trash accumulating at the property.

The judge took a look at these photos and signed the writ of restitution giving us possession of the property again.  The tenants were also three months behind on rent but due to COVID rules regarding the eviction moratorium, we were not permitted to use that as a cause for eviction.  The tenants were given a week by the court to vacation.  That afternoon I visited the property.  Here is what they left us:

 

The lesson learned here is that screening applicants is essential to preserving your property.  We inherited these tenants from a prior landlord when we took over management.
