JUST SOLD! Brigham City East Bench Home

We recently closed on the sale of this mid-century home located on the east bench of Brigham City for our buyers. The home was built in 1962 with a split-entry configuration and a mid-century motif. The structure is 2,500 SQFT with 5 Bedrooms, 2.5 baths, and sits on a .26 acre lot.
Our shopping experience began in May when we found this home listed at $289,900. Our initial offer was $280,000 and asking for $5,000 in closing costs. The sellers balked at this and requested a full price offer. After taking a close look at the market trends at that moment, we opted to agree to their terms. We put the home under contract for $294,900 while having the seller pay $5,000 in closing costs for our clients.
The inspection went very smoothly. Also, in an exciting development for our clients, the appraisal came back even higher than our contract price.
The only hiccup we experienced during the transaction was getting USDA approval for the loan. The federal bureaucracy was moving at a snail’s pace. However, the delay it caused was worth it because our clients were able to receive an insanely low interest rate of 2.75%. After some suspense waiting for USDA’s green light, we finally closed.
