JUST SOLD! Classic 1920’s Brick Bungalow

I recently closed on the sale of this great property located in Ogden.  We originally listed this property for sale in early May for $124,900.  We received three offers immediately and placed the home under contract.  Unfortunately, the offer we accepted was placed by some buyers who were not familiar with older homes.  They withdrew their offer a few days after we accepted it.  We immediately turned to a backup offer and accepted that.  Likewise, these buyers had never seen the property before.  They withdrew a few days after we consummated the transaction.  Both of the agents representing these buyers were from Salt Lake County.  It appears they were unwilling to make the 45 minute drive to Ogden to view the property prior to submitting their offers.  In my view, that kind of work is an exercise in futility. 856-Kershaw-03

Anyway, we finally got the property back up on the market and began weeding out over-zealous agents and their buyers.  We reduced the price to $119,900 and received an offer shortly thereafter.  While this home was large and boasted excellent woodwork and historic finishes, the bathrooms and kitchen were lackluster.  Reducing the list price helped buyers overcome that distraction.

Once we were under contract, we proceeded with the loan process.  The buyer in this case was using America First Credit Union.  They do a great job with all their loans and banking (FULL DISCLOSURE: I bank there) but with the glaring exception of their mortgage business.  We ended up in a 60 day contract due to mortgage hiccups and delays.

Nevertheless, in the end we were able to close at a sale price of $115,900 with $1,000 in concessions for the buyer.  My clients are now off to a new adventure out of state.  Congrats to our sellers!
