JUST SOLD! Downtown Ogden Cottage

I just closed on the sale of this home located at 472 21st Street in Ogden, Utah. The home is located just a half block from the recently updated Ogden LDS Temple and sits near the site of future development.
The home is 1020 square feet split between the main and upstairs level and was constructed at the turn of the century in 1900. It also has a two car garage that was recently converted from a run down crack house to a more noble purpose.
This particular home was a Home Sweet Ogden renovation that was sponsored by Ogden City along with participation from HUD. Given such, there were quite a few hoops we had to jump through during the purchase process. Applications for HSO and the Own In Ogden program had to be submitted with the offer. We offered the full list price of $130,000. Our offer was accepted.
The interior of the home was very clean. In fact, I listed this home in 2010 for the owner who had renovated it. The home sold at that time for $92,000. Unfortunately, the buyers, who were weakly qualified, ended up foreclosing. That is when HUD and the City got involved in getting the place prepared again for market. Purchasing and consolidating the house in the backyard was a big part of the project.
The transaction was tedious but moved forward methodically. The home appraised at $139,000 which also added some paperwork kinks to the transaction. Look for a blog post on that topic later.
Fortunately, we were able to complete the transaction and my client received keys. Congrats to our buyer!
