JUST SOLD!  Garland Country Cottage

My clients just closed on the purchase of this nicely constructed brick cottage in Garland, Utah.  Built in 1949, the home boasts 3,300 SQFT on three levels.  The home has 6 bedrooms and 4 bathrooms.  My clients are a young family so they should have plenty of room to grow.  The house sits on a .25 acre lot but we also included the .35 acre lot next door in the transaction.

After looking at homes all over Box Elder County, we found this home which my clients loved but we determined it would not pass FHA appraisal guidelines due to some flakey paint and a missing guard rail.  The home was listed for $174,900.   We submitted our offer of $170,000 and asked the sellers to pay for $5950 in closing costs. Our initial offer was just on the home and we also asked the sellers to permit my clients to make the needed FHA repairs. The sellers were liquidating the home as part of a family estate and wanted to part with the lot next door as well. But, my clients didn’t think they could afford the $34,000 they were asking for it.

We were notified shortly thereafter that the sellers had received another offer for the house and the lot.  But, the sellers were unhappy with the offer and wanted to see what we could do to improve our offer.  After discussing things with my clients, we decided to offer them $190,000 for the house and the other lot.  The sellers also did not want to pay any closing costs.  We increased the purchase price to $195,000 with the seller paying closing costs. Once the terms were agreed to, the home went under contract.

The transaction took a little longer than usual since some of the estate’s trustees were living in the home and needed some flexibility on moving out.  Our transaction took about 7 weeks to complete.  But, ultimately, everyone was able to achieve their goals and my clients were able to move in according to their schedule.
