JUST SOLD! Grandview Estates Townhome

I just closed on the sale of this townhome in the Grandview Estates development near Weber State University. In this transaction, I represented a first time homebuyer who was looking for an affordable place to live.
While searching for properties we looked at several condominiums and townhome communities. Unfortunately, one of the problems we ran into was that many communities were not found on the FHA approved list. This narrowed our list to just a few communities that would meet her needs.
Ultimately, we found this property at Grandview Estates. The property was listed for $79,900 on November 11th. We placed our offer for the list price during the first week in December while also asking for $2,500 in closing costs. The sellers, who had vacated the property, quickly accepted our offer.
The property needed a few nip and tuck repairs and, after our home inspection, the sellers agreed to finish fixing those items. We had to jump through quite a few hoops during the loan process and finally we were able to close on 1st of February.
