JUST SOLD! Historic Biddle House – Ogden Duplex

We recently closed on the sale of this cool Victorian era home built in 1899 by the Biddle family.  Mr. Biddle were handcart pioneers and worked in the paint department at the railroad yard.  They built the home later in their life and lived their until their passing.

Sometime in the 1940’s the home was converted into a duplex format.  We listed the property for $399,900 in late June.  We had immediately interest in the property.  Within a week we had an offer at $400,000 which our seller accepted.

 

 

The upper space of the building had new hardwood floors installed and a fresh kitchen and bath.

The property featured a 2 car detached garage on a .20 acre lot.  The lot is abutted on the north and west sides by the Oasis Community Garden.

Rent rolls for the property were $1250 for the main level and $1195 for the upper unit.  After inspections some electrical issues were identified and we negotiated $8,000 in concessions in favor of the buyer to compensate for existing conditions that needed attention.  We closed on time.
