JUST SOLD! Historic Ogden Victorian

We just closed on the sale of this amazing historic Victorian home located at 2002 Jackson Ave. in Ogden. The property was listed May 9th for $264,900. Our clients had recently renovated the property with top of the line finishes. We wanted to test the market and see where buyer’s interest level was at a superior price point.
We immediately had several showings and the promise of an offer. However, the offer never materialized. After a week, the sellers felt we were a bit too aggressive on our list price and we reduced the price to $249,900. Immediately, we experienced a deluge of showings. We received several offers and asked for highest and best offers from the contesting buyers. The winning bid was for $257,500 and the buyers asked for $7,500 in closing costs. The sellers accepted the offer.
Because the sellers had purchased the home in January and made significant improvements to the property, the FHA loan the buyers were using required two appraisals. Fortunately, the first appraisal came back with just a few minor repairs being required and a value of $260,000. The final appraisal also concurred. After completing the loan underwriting, the buyers closed just before the 4th of July weekend.
