JUST SOLD! Meadows At Riverbend Townhome

I just closed on the purchase of this new construction townhome located in the Meadows at Riverbend development next to the Ogden River. Our odyssey with this transaction began back in December of 2015 when my clients and I were shopping around for a townhome that would meet their needs. After coming up short on existing homes, my clients thought we should give these new townhomes a view. They instantly fell in love with the property. The unit they chose is the Willow model which is 3 Beds, 3 baths, and 1960 SQFT.
We were shopping a couple days before Christmas and the model home office was closed. We had to let ourselves in via a Realtor keybox and camped out until an agent could arrive to help us select colors and finishes. We put together our package and then went on our way as we waited for the paperwork to arrive to consummate the transaction. Around the end of February we finally received a signed purchase contract. The builder later sent us their special addendum in late March.
The construction was supposed to be completed in March but was then was bumped out to May. Weeks passed as the date was pushed further into July. My clients were very patient during this process.
Due to economic forces, the builder appears to have suffered from a labor shortage and did not have enough crews available to finish all the work that had been ordered.
Things moved painfully slow. Finally in mid-July the occupancy certificate was obtained. The only problem we faced after that was that some of the finish work had not been completed. The builder promised that the work would be done before closing and they got to work finishing up the final touches.
At this point, we had a last-minute lending delay. The builder needed to get a document over to the lender and it took us about 10 days to get that document where it needed to be. The delay aggravated the builder which then led to the builder demanding a $100 per day fee to compensate him for the delay. I explained to the listing agent the absurdity of this request and she was graciously able to mitigate the tense situation and get the fee waived. I am grateful for her professionalism during this extended transaction.
