JUST SOLD! Ogden Brick Bungalow

I just closed on the purchase of this cute brick bungalow home in Ogden for some clients. This 1917 home is located in the Lorin Farr neighborhood at 452 Canyon Rd. and has a 3 bed 1 bath configuration.
The home was previously used as a rental property and was owned by an out of area investor. The property has been spruced up lately and my clients fell in love with is ample room and affordable sticker price. The property was listed for $85,900 and had been on the market about five weeks when we submitted our offer.
We offered the seller their ask price but also requested $3,000 in seller paid closing costs while doing an FHA loan. The seller immediately accepted our offer. Our inspection did not turn up anything worrisome. However, the FHA appraiser did require that some flaky paint on the garage be scraped and repainted prior to closing. The sellers accommodated us by making those repairs and we closed shortly thereafter.
