JUST SOLD! Ogden East Bench Rambler

I just closed on the sale of this Ogden East Bench rambler located at 1736 20th St. My clients asked me to help broker a private transaction between them and a neighbor who was interested in the home. After living in the home for several decades, they rented the home for several years. With life changes coming, they decided it was time to finally sell the home.
The home was constructed in 1972 and has 2472 SQFT between the main level and the basement. The home sits on a .23 acre lot near the mountain.
While well kept, the home did need some updates prior to us presenting it for sale. The previous tenants had a dog and the dog saturated the carpets in the basement. We removed those and treated the floor before installing new carpet and pad. It made a huge difference.
The home still has some of its 1972 fixtures. Give them another 20 years and they will become historic.
The bathrooms in the home were updated in the past 10 years or so.
We ended up selling the property for $175,000. My best estimates put the property value between $185,000 and $190,000. However, my clients had strong sentiments in favor of their neighbor and decided to price it at a point that made all parties happy. The transaction proceeded quickly and closed on time.
