JUST SOLD! Ogden Investment-Grade Cottage

I just closed on the sale of this investment-grade property located in Ogden at 2633 Liberty Ave.
This home has been used as a rental property for a very long time. The seller purchased it from the bank during the market trough back in 2011. After renting it out for several years, the seller decided to liquidate the property.
This 4 bed 1 bath home was renovated with new paint and some basic repairs. We listed the home for $74,900.
Within a week, we received a cash offer at list price and we accepted. However, the buyer’s due diligence exposed some repair issues that needed attention. The buyers requested that the price be dropped to $68,000. We agreed. Unfortunately, the buyers eventually changed their mind and withdrew their offer.
Fortunately for my client though, we received a backup offer during the contract period for the first offer. This second offer was a cash offer at $68,000. We contacted the buyer’s agent and engaged in a new purchase contract.
The buyers completed their due diligence and we closed 15 days after their offer was accepted. Congrats to our seller!
