JUST SOLD! Ogden Mid-Century Rambler

We just closed on the sale of this Ogden mid-century rambler that we listed in July. The sale was fast. We put the home on the market on July 15th at a price of $215,000 or nearly $210 per SQFT.. Within two days we had about 12 showings. Three offers appeared by the end of the second day.
Our first offer was for $215,000 with an escalation clause taking the buyers up to $217,000 in needed. Our second offer was for $215,000 and asking for $3,000 in closing cost concessions. Our third offer was for $230,000 with no concessions requested. Our clients opted for the third offer.
Once we got into the inspection period it was determined that the roof of the home was at the end of its useful life and needed replacement. Our clients began working on it immediately. Also, the circuit breaker box was outdated and needed replacement. That work was ordered. However, the electrical service to the home was so old that the power to the home could not be turned off except by the utility company. So, the main service outside needed to be replaced too. Both electrical needs were handled.
The appraisal came back with some minor paint touch up required. The repairs were completed and the transaction closed on time.
