JUST SOLD! Ogden Mid-Century Rambler

I just closed on the sale of this mid-century rambler with some buyers in Ogden. Located at 682 35th Street, this property sits behind Leavitt’s Mortuary. The orientation of the lot provides for mountain views without the possibility of being obstructed by future development.
The home was listed in September for $179,900. However, the owners had placed a tenant in their mother-in-law basement and their presence kept the home from being shown. The tenant expressed their intent to leave and the owners had moved out of state which motivated the sellers to reduce the price to $169,900 about a week after listing.
About three weeks later we placed an offer on the home at full price and asked for $5,950 in closing costs to be paid for our buyers. The offer was quickly accepted. During due diligence, we discovered a few things wrong with the home. Some plumbing and dated electrical systems were red flags. We pressed the seller for a $5,000 reduction based on all the items we found in our inspection report. Begrudgingly, the sellers accepted our request.
After that, the appraiser found some FHA related repair items that needed attention. The sellers quickly repaired those and we closed the transaction within a couple days of the original scheduled closing date.
