JUST SOLD! Ogden Sullivan Hollow Duplex

We just closed on the sale of this duplex located at 902 Sullivan Ave. in Ogden. This duplex is located in the Sullivan Hollow neighborhood. The duplex hosts a three bed unit upstairs which was previously occupied by the owners. The basement walkout unit is 2 beds with additional storage accessible from the exterior. The whole structure is 2,152 SQFT.
We had a lot of interest in this property immediately after listing it. Our list price was $419,900. The fine finishes were attractive. After a week on the market we received a list price offer with the buyer requesting $5,000 in closing cost concessions. The offer was accepted.
After inspections were completed, it was discovered that this past year’s heavy snowfall had caused ground moisture to intrude into some parts of the basement unit. Additional concessions were negotiated to compensate for that issue. We closed at a sale price of $412,900 with $8,000 in closing cost concessions being offered to the buyer.
