JUST SOLD! Ogden Victorian Era Renovated Cottage

We just closed on the purchase of this attractive Victorian era gem located in Ogden’s Historic Trolley District neighborhood. The home was constructed in 1898 just after Utah Statehood. Located at 2336 Jackson Ave, it is situated close to Ogden’s urban core while still retaining a quiet neighborhood feel.
The home is 1620 SQFT with 3 bedrooms and 2 bathrooms. As you will see in these photos, the home has been extensively updated. The listing agent posted the home for sale on November 23rd for $219,000. On December 4th the price dropped to $210,000. We toured the property about a week later and wanted to submit an offer. We discovered that we were entering a multiple offer situation and submitted an offer of $215,000 while asking for $5,500 in seller paid closing costs concessions. A couple days later we heard that our offer had been accepted.
Shortly thereafter we began our due diligence. We came up with a short list of issues that needed to be addressed. The seller was especially accommodating to us and had all the repairs completed in a timely fashion.
Since we were using FHA financing, the appraiser cited some paint on the exterior of the home that needed to be touched up. The seller repaired that quickly too.
After the repairs were completed, the loan was processed and we closed a couple days earlier than anticipated. Congrats to our buyers!
