JUST SOLD! Quaint Ogden Starter Cottage

We recently closed on the sale of this cute little hamlet located just yards away from the Ogden River Parkway in Ogden. The home is a cozy 760 SQFT in a two bedroom configuration. The home has had many recent upgrades. Built in 1947, the home sits on a 0.12 acre lot with access to creek water at the back of the yard.
We had spent quite a bit of time helping our client find the right home. As a school teacher, we had budget constraints to work with and we needed to find a home in livable condition below $300,000. Happily, this home came on the market and we pounced.
The home was listed at $280,000. The home had been on the market 6 days when we submitted our offer of $260,000. The sellers were under contract on their next home and they accepted our offer. Ron Pippin with Strategic Mortgage helped us with the FHA loan. We also utilized the Own In Ogden program and received $10,000 toward our client’s closing costs and down payment.
After inspections, the sellers made some minor repairs to the property to satisfy the OIO program and the appraiser. We closed shortly thereafter.
