JUST SOLD! Updated Ogden Rambler

We just closed on the sale of this 3 bed 1 bath rambler in the Ron Claire neighborhood of northern Ogden. We listed the home for $179,900 on March 14th. We received four offers within 24 hours.
The offers were:
- $183,000 with asking $3,800 in seller paid closing costs. FHA loan.
- $175,000 with asking $3,950 in seller paid closing costs. FHA loan.
- $195,000 with asking $4,000 in seller paid closing costs. FHA loan.
- $185,000 with asking $3,500 in seller paid closing costs. Conventional loan.
Since this transaction was the platform our clients were jumping from to purchase their next home, the viability of the transaction was an important part of our deliberations. We wanted to make sure the buyers could perform while still maximizing the price our clients received from the sale. We discussed the pros and cons of FHA loans and we felt that a conventional loan would provide the least amount of appraisal-required repair hassles for our clients. While the third offer we received was significantly higher, at the time we listed the home, we could not find comparable sales to support that offer price. We had serious reasons to believe that an appraisal would come in low and set off an uncertain chain of events that could jeopardize the purchase of our clients’ next home.
So, our clients countered the fourth offer at $188,000 and the buyer’s accepted. The loan proceeded quickly and we closed the sale in about three weeks.
