TRANSMOGRIFY: Emotional Support Animals To Become Pets

In an exciting development for income property owners everywhere, HUD has recently modified their guidelines related to emotional support animals. In 2020, HUD guidelines directed landlords to consider ESAs the same as trained service animals. This meant that landlords were compelled to offer accommodations to anyone presenting documentation of an animal being an ESA. BOUND to Pay Rent

A recent KSL article shed light on a new non-profit resource for landlords and tenants to use in emergency situations. Designed to keep otherwise responsible tenants in place by avoiding evictions, the non-profit provides emergency financial resources to tenants who have emergency circumstances. Such instances might include medical emergenciees, job transitions, or familiy crises. The spirit of the program is to offer one-time assistance to bridge a temporary gap. MARKET STATS: April 2026

The stats are in and the market appears to be blossoming with the Spring. Year over Year prices are down just shy of 3% from last year while compared to last month they are up 2%. This jives with the the chop in house prices that has been characteristic of the past year. Meanwhile, days on market is at 40 days. This isn’t surprising given the time of year. We recently closed on the purchase of this eclectic art deco triplex for a client. The property is located at 619 20th Street in Ogden. This was a unique transaction since we also represented the seller as a manager while they listed the property with a discount brokerage. The property was originally listed for $409,800 in late January. The building sat on the market through March when the price dropped to $399,900. It went under contract once with a cash buyer shortly thereafter but they backed out during due diligence. […]
