Yet another blistering housing report for October.  House prices are up an unbelievable 20.7% year over year.  Wow.  Meanwhile, prices increased a heady 1.7% month over month from September.    Sales volume essentially held steady from September  while days on market ties a record low set in summer of 2019 of just 6 days.  We will just look at the numbers in stunned silence for now.

The My Old House series is coming close to its exciting conclusion as we push towards completing the epic basement refinishing project in our home.  In this episode we talk about woodwork and finishes as we show of the latest touches.  

Break ins and property damage were a huge problem for us over the summer.  Our vacant properties became free game for homeless folks looking for quick and easy shelter.  Fortunately, Ogden City has a new program to fight this problem.  

We just closed on the sale of this historic triplex property located at 336 18th Street in Ogden.  We listed the property in on August 5th for $264,900.  Total rent income for the property before expenses was $1,720 per month.  Immediately we received phone calls. The real estate market surge even higher in August with property values increasing an whopping 17.5% year over year and increasing at a white hot 2.1% month over month pace.  Sales volumes were up over 5% and it only took homes on the market 9 days to go under contract on average.  This is a very strong monthly report.  Utah’s unemployment rate is below 5% already which translates into a labor shortage again. Ogden, along with much of Davis and Salt Lake Counties, experienced an epic wind storm the day after Labor Day with 60mph gusts and mayhem that followed.  We went for a walk around the neighborhood to document some of the damage we saw and took some video during the clean up over the following days.  

Its been an interesting month!  Check out the wild swings as the market wrestles with current events.

We recently purchased an investment property which has turned into the ultimate house clean out. The home was sold in a hurry to avoid city abatement of the yard’s monumental trash problem. We told the city we would handle it. Prepare to have your mind blown as we put you in our shoes while we cure this epic problem.   p;
