Market Snapshot: October 2020

Yet another blistering housing report for October.  House prices are up an unbelievable 20.7% year over year.  Wow.  Meanwhile, prices increased a heady 1.7% month over month from September.    Sales volume essentially held steady from September  while days on market ties a record low set in summer of 2019 of just 6 days.  We will just look at the numbers in stunned silence for now.

JUST SOLD: Historic Ogden Victorian Triplex

We just closed on the sale of this historic triplex property located at 336 18th Street in Ogden.  We listed the property in on August 5th for $264,900.  Total rent income for the property before expenses was $1,720 per month.  Immediately we received phone calls. Market Snapshot: August 2020

The real estate market surge even higher in August with property values increasing an whopping 17.5% year over year and increasing at a white hot 2.1% month over month pace.  Sales volumes were up over 5% and it only took homes on the market 9 days to go under contract on average.  This is a very strong monthly report.  Utah’s unemployment rate is below 5% already which translates into a labor shortage again. Ogden, along with much of Davis and Salt Lake Counties, experienced an epic wind storm the day after Labor Day with 60mph gusts and mayhem that followed.  We went for a walk around the neighborhood to document some of the damage we saw and took some video during the clean up over the following days.

Poverty and the Gentrification of Ogden City

Presently, I sit as the Chair of the Community and Economic Development Citizen Advisory Committee that offers community input for how Ogden City uses a $1M block grant it receives from the U.S. Department of Housing and Urban Development (HUD).  In many ways, our input is limited because HUD has very rigorous and detailed rules for how the money can be spent by the city.  Despite this though, we are able to provide input on emphasis and proportion.   Today’s meeting became very interesting as statistics were shared with us about poverty, affordable housing, subsidized housing, and […]
