We recently completed the lockout for an eviction of a property we have managed since April 2021. We inherited this tenant and after hitting brick walls in the court during eviction moratorium, patiently waited for the moratorium to expire. Once the moratorium expired, we moved quickly to remove this tenant from the property. Rather than filing a complaint for unpaid rent, which we knew she might attempt to pay with Utah Rent Relief, we filed a termination of tenancy in August which in effect gave this tenant 30 days to […]
... Read MoreThe Stone Hill subdivision in Ogden has completed build out. What was once the site of the 1970’s dystopian concrete bunker version of Dee Elementary school is now a new neighborhood of avant-garde two story hamlets. With tile exteriors and geometroid porch awnings, the eclectic construction has been popular among buyers seeking refuge in Ogden’s historic urban center. Since this project was city sponsored and list prices were derived from both market forces and government administrative rules, a lottery system was used to determine the lucky buyers who would be […]

So settle down and make sure you leave the lights on as we present Ogden House of Horror. Hope […]

... Read MoreOgden residents mourned this morning after hearing of the loss of community landmark and historic business Topper Bakery. Around 10:30 last night our family smelled smoke and went outside to discover the source. While we didn’t see anything unusual, what we didn’t realize was that a few blocks away the cherished Topper Bakery building was burning. Their donuts, orange rolls, and dinner rolls will be missed while they regroup and/or rebuild. Hats off to Topper Bakery! (Fire photo courtesy KSL)

While current price per square foot is significantly higher than July of last year, the month over month figures appear to show a flattening in price increases. I will have a video update in mid-August after CPI figures are released. But just a casual first glance at this chart tells us that we are at an inflection point in the market. Will price per square foot drop? Is […]

... Read MoreWe recently completed the lockout of a tenant who abused the eviction moratorium to avoid removal from the property. This particular tenant had unwelcome guests at the property as well as trash and other lease violations. The eviction moratorium (and head fakes from authorities about its end date) kept us in the lurch while trying to evict them. Finally, we were able to get them out after filing a complaint based on trash accumulating at the property. Here are the photo exhibits we submitted to the courts. April 16 […]
