We just closed on the sale of this townhome-ish condo located at 281 7th St. in Ogden.  The unit is located in a boutique condo complex hosting just 8 units call Crystal Manor.  The seller contacted us recently to list his home as he prepared for a move out of state. We listed the property at an affordable $209,900.  Within several days of the listing we received an acceptable offer.  The buyer offered $215,000 while asking for $5,000 in closing costs.   After the inspection there were some repair items […]

JUST SOLD: Cold Springs Village Townhome

We just closed on the sale of this Cold Springs Village townhome in North Ogden.  The recent yo-yo in house prices found us in a multiple offer situation on this home.  Fortunately, we were working with a cash client and we were able to convince the sellers to accept our offer.   The home was listed for $319,000 on May 7th.  We offered list price and went under contract on the 9th.  A minor concession later, and we closed on the 31st of May for $318,000. OGDEN RISING: Make Ogden Rezone Opens Big Development Doors

The Ogden City Council met recently to vote on proposed zoning changes to downtown Ogden and portions of the East Central Historic District (Trolley District) neighborhood.  The Council voted in favor of the changes. Here is a map of the new zones:   In the downtown core, new zones allow for buildings up to 20 stories tall.  That has the potential to impact the cityscape significantly. RENTAL REHAB: Before and After

In the property management business, no good deed goes unpunished.  In this case, a government program asked us to make exceptions on our screening criteria to house a tenant that was highly disadvantaged and working their way out of poverty.  We secured a deposit equal to almost two months rent and the program guaranteed the first several months of rent.  The plan was for the tenant to be on their feet and self sustaining after the first few months.
