VIDEO: When You Know Your Galvanized Pipes Are Bad

January 22, 2022 Posted by: Jeremy Peterson

We repaired some leaks in a supply line at one of our rental properties a few months ago.  Then the tenant reported another leak….then another.  It became apparent that the plumbing lines were beginning to fail.  Installed sometime in the 1930’s, that made sense to us.  Here is what we found in preparation to replace the pipes:

ZECIMATED: Zillow iBuyer Program Ends in Catastrophe

November 16, 2021 Posted by: Jeremy Peterson

Zillow has a large footprint in the real estate industry.  Its recent purchase of ShowingTime, the showing schedule tool used by most local Realtors, and its prominent place as a syndicated site for MLS listings to be advertised gives it an outsized influence on market players here in Utah.   One program that many market participants have watched with consternation is Zillow’s iBuyer program.  For the past two years Zillow has not only been a conduit for market information, but made itself a market participant by purchasing homes on a […]

FLIPPER’S FOLLY: Painting Brick in Ogden’s Historic Neighborhoods

Posted by: Jeremy Peterson

Much ado has been made about painted brick in Ogden’s historic neighborhoods.  In recent times, out-of-area real estate investors have swarmed the city looking for fixer-upper projects. (We all get the daily I’ll Buy Your House for Cash post cards).  When these investors arrive, they often come wrapped in the flag of capitalism or libertarianism or both.  They are here to make a profit, a time honored American enterprise, and they feel nobody should infringe on that sacred right.     On its face, we all would seem to agree […]

VIDEO: Eviction Aftermath – Eviction Moratorium Disaster

October 26, 2021 Posted by: Jeremy Peterson

We recently completed the lockout for an eviction of a property we have managed since April 2021.  We inherited this tenant and after hitting brick walls in the court during eviction moratorium, patiently waited for the moratorium to expire.  Once the moratorium expired, we moved quickly to remove this tenant from the property.  Rather than filing a complaint for unpaid rent, which we knew she might attempt to pay with Utah Rent Relief, we filed a termination of tenancy in August which in effect gave this tenant 30 days to […]

STONE HILL: Peak Speculation?

October 19, 2021 Posted by: Jeremy Peterson

The Stone Hill subdivision in Ogden has completed build out. What was once the site of the 1970’s dystopian concrete bunker version of Dee Elementary school is now a new neighborhood of avant-garde two story hamlets. With tile exteriors and geometroid porch awnings, the eclectic construction has been popular among buyers seeking refuge in Ogden’s historic urban center. Since this project was city sponsored and list prices were derived from both market forces and government administrative rules, a lottery system was used to determine the lucky buyers who would be […]

VIDEO: Ogden House of Horror – Ep. 1 thru 4

Posted by: Jeremy Peterson

We have been in some scare places over the past two years.  One building was a meth house choking in filth and creepy hidden chambers.  Another was a drug nest used for prostitution.  Both of these buildings were bad places to spend time.  We took video of our experiences.  With the spectre of October looming over us, we thought it was an appropriate time to share these with you.  So settle down and make sure you leave the lights on as we present Ogden House of Horror.     Hope […]

Snowbasin’s Big Expansion

September 28, 2021 Posted by: Jeremy Peterson

Work has already been underway but it was formally announced recently what big plans Snowbasin has in their future.   Among parking expansion and lift improvements, the resort plans a major 300 bed hotel along with a new village at Earl’s Lodge.   While Ogden Valley residents are extremely sensitive to new developments, Snowbasin appears to have the public in mind while formulating its growth.  Meanwhile, look for some exciting developments happening at one of Utah’s best kept secrets (for now).

Ogden Loses Historic Topper Bakery to Fire

August 31, 2021 Posted by: Jeremy Peterson

Ogden residents mourned this morning after hearing of the loss of community landmark and historic business Topper Bakery. Around 10:30 last night our family smelled smoke and went outside to discover the source. While we didn’t see anything unusual, what we didn’t realize was that a few blocks away the cherished Topper Bakery building was burning. Their donuts, orange rolls, and dinner rolls will be missed while they regroup and/or rebuild. Hats off to Topper Bakery! (Fire photo courtesy KSL)
