FLIPPER’S FOLLY: Painting Brick in Ogden’s Historic Neighborhoods

November 16, 2021 Posted by: Jeremy Peterson

Much ado has been made about painted brick in Ogden’s historic neighborhoods.  In recent times, out-of-area real estate investors have swarmed the city looking for fixer-upper projects. (We all get the daily I’ll Buy Your House for Cash post cards).  When these investors arrive, they often come wrapped in the flag of capitalism or libertarianism or both.  They are here to make a profit, a time honored American enterprise, and they feel nobody should infringe on that sacred right.     On its face, we all would seem to agree […]

September 28, 2021 Posted by: Jeremy Peterson

Work has already been underway but it was formally announced recently what big plans Snowbasin has in their future.   Among parking expansion and lift improvements, the resort plans a major 300 bed hotel along with a new village at Earl’s Lodge.   While Ogden Valley residents are extremely sensitive to new developments, Snowbasin appears to have the public in mind while formulating its growth.  Meanwhile, look for some exciting developments happening at one of Utah’s best kept secrets (for now).

REGULATORY GOBBLEDYGOOK: Affirmatively Furthering Fair Housing Flails for Following Farther than Fret

August 3, 2020 Posted by: Jeremy Peterson

Interesting news from the Department of Housing and Urban Development as Ben Carson announces that the Affirmatively Furthering Fair Housing rules dictated in 2015 will no longer apply to those receiving HUD grants.  The announcement came as I was with Sally who was selling me sea shells by the sea shore.   So what was this tongue twisting HUD rule to begin with?  For starters, it forced cities like Ogden to identify patterns in government programs and market dynamics that produced a specific barrier to minority populations in procuring affordable […]

OGDEN RISING: Cache Valley Bank Prepares for Renovation of Historic Wells Fargo Building

Posted by: Jeremy Peterson

In what may be a strange twist of irony, Logan-based Cache Valley Bank has purchased and plans to renovate the historic 12-story Wells Fargo building located at the corner of 24th St. and Washington Blvd. in Ogden. The Wells Fargo building went vacant in 2006 and has since changed hands several times as one investment group after another was unable to muster the courage and/or financing to bring a restoration project to fruition.             Fortunately, Cache Valley Bank has the funds and experience to do […]

INFERNO: Fire Claims One of Ogden’s Oldest Standing Homes

May 6, 2020 Posted by: Jeremy Peterson

2539 Adams Avenue has served as a rental property for many decades.  Prior to its repurposing as a multi-unit property, the home served as a home to a family constructed in 1882.  As such, it is, or was, one of the oldest structures still standing in the city.  Only a handful of adobe buildings in the city predate this structure. This afternoon, the building caught fire and the flames tore through the attic and upper floor of the building.  Given the water and fire damage to the building, it appears […]

While Rite Aide occupied the eastern section of the structure with a sweetheart lease, the vast remaining portion has haunted the lot as wasted space.   Recently, the property was acquired and prepared in anticipation of future development at the site. The area is slated for mixed used development with a combination of residential and commercial spaces. When finished the development will be enormous is size as […]

OGDEN RISING: New Historic 25th Street Massive Mixed-Use Development

April 6, 2020 Posted by: Jeremy Peterson

It has been over 10 years since a major project has been proposed for development along Ogden’s iconic Historic 25th Street. In 2008, a simmering back room political feud burst into the open public with the Ogden City Council delivering a fatal blow to the Windsor Hotel redevelopment project.  Fortunately, those contentious days are mostly behind us and another generation of developers wants to take a crack at adding to 25th Street’s persona.     The lot in question is 144 E. 25th Street.   It has sat vacant for many […]

Courtyard Inn Motel Now a Crater

March 16, 2020 Posted by: Jeremy Peterson

Ogden’s steady turn around continues as perennial problems are neutralized and removed from the community.  A recent example is the Courtyard Motel located at the intersection of 25th Streets and Ogden Ave.  This motel was constructed sometime mid-century and attached itself like a parasite to the back of the much more dignified Bigelow Hotel. After Ogden’s economy tanked in the late 1950’s this motel served as a haven for criminal elements of the community.  In 2017, Ogden City Council approved its acquisition and plans for demolition. However, demolition efforts were […]

FORECLOSURE AUCTION UTAH: Ogden Real Estate Goes Back to Bank

February 21, 2020 Posted by: Jeremy Peterson

A foreclosure auction is not something we hear much about in the current real estate climate.  However, recently a local real estate investor has been making big bets with other people’s money.  It appears some of those bets are not paying off as planned and the lender could only tolerate non-payment for so long.  We attended the recent foreclosure auction of two properties up for grabs:  529 30th St. and 2072 Monroe Blvd.     You can watch the fun as the bidding starts at $40,000 for each property.  Ironically, […]

DEMOLITION DAY: Clearing Clutter

February 18, 2020 Posted by: Jeremy Peterson

Ogden’s downtown neighborhoods are a scene of constant improvement.  Along with new construction, renovations, and restorations, Ogden’s Trolley District area east of Washington Blvd. is blooming.     With past week the mechanized-arm-of-death arrived to raze a home in anticipation of future development.  This particular home was a sad place.  Due to some recurring lapses in judgement, the previous owner was compelled to accept taxpayer-funded housing in Draper for the next several decades.  Meanwhile, the home wasted away and became a nuisance to the neighborhood.  The home came up for […]

Swift Building Redevelopment Yields Dueling Proposals

October 21, 2019 Posted by: Jeremy Peterson

The Swift Building, one of Ogden’s last great dilapidated icons from yesteryear, has sat untouched as a toxic waste hoarder’s paradise for decades.  But, recent efforts by Ogden City and the EPA to clean up the bloated stockpiles of carcinogenic goo have yielded great results.  It was announced recently that the almost 100,000 canisters of chemical mischief housed in the building have been purged from the premises.  Its a good day for the property.   With the liability of hazardous waste now gone, developers have started taking a keen eye to the property […]

Utah Real Estate Seminar Company Zurixx Slapped With Federal Charges

October 10, 2019 Posted by: Jeremy Peterson

Interesting news from the real estate investor universe as Cottonwood Heights based company Zurixx LLC has been slapped with federal and state charges.  According to the formal complaint to the courts, the company over promised and under delivered on its pledge to make its clients rich with little or no effort on their part.  Oops. According to the complaint, the company would use HGTV and A&E stars as spokespersons to lure people to their “free” seminars.  At the seminar, they would supposedly learn nothing but instead be invited to spend $2,000 on a […]
