Courtyard Inn Motel Now a Crater

March 16, 2020 Posted by: Jeremy Peterson

Ogden’s steady turn around continues as perennial problems are neutralized and removed from the community.  A recent example is the Courtyard Motel located at the intersection of 25th Streets and Ogden Ave.  This motel was constructed sometime mid-century and attached itself like a parasite to the back of the much more dignified Bigelow Hotel. After Ogden’s economy tanked in the late 1950’s this motel served as a haven for criminal elements of the community.  In 2017, Ogden City Council approved its acquisition and plans for demolition. However, demolition efforts were […]

JUST SOLD! Historic Trolley District Duplex

February 26, 2020 Posted by: Jeremy Peterson

We just closed on the sale of this quaint duplex located at 2072 Orchard Ave. in Ogden.  The building was constructed in 1910 and had received a major renovation from the owner in the past year.  We managed the property for the past year and the owner decided it was time to trade up to some different property.   We listed the property for $204,900 on New Year’s Eve.  After numerous showings and some lowball cash offers, we received an offer of $199,900 while the buyers asked for $4,000 in […]

CHARTS: House Listing Inventory Drought Is Sellers’ Delight

February 24, 2020 Posted by: Jeremy Peterson

Listing inventory of homes for sale has been a persistent problem for buyers over the past several years.  While the pattern of available homes follows a predictable seasonal cycle that troughs in the winter and peaks in the summer, some years are better or worse than others.   Today we want to look at a chart that illustrates the severe drought we are facing in Weber County when it comes to homes on the market for sale.  Let’s take a look.     This information comes from the MLS and […]

FORECLOSURE AUCTION UTAH: Ogden Real Estate Goes Back to Bank

February 21, 2020 Posted by: Jeremy Peterson

A foreclosure auction is not something we hear much about in the current real estate climate.  However, recently a local real estate investor has been making big bets with other people’s money.  It appears some of those bets are not paying off as planned and the lender could only tolerate non-payment for so long.  We attended the recent foreclosure auction of two properties up for grabs:  529 30th St. and 2072 Monroe Blvd.     You can watch the fun as the bidding starts at $40,000 for each property.  Ironically, […]

DEMOLITION DAY: Clearing Clutter

February 18, 2020 Posted by: Jeremy Peterson

Ogden’s downtown neighborhoods are a scene of constant improvement.  Along with new construction, renovations, and restorations, Ogden’s Trolley District area east of Washington Blvd. is blooming.     With past week the mechanized-arm-of-death arrived to raze a home in anticipation of future development.  This particular home was a sad place.  Due to some recurring lapses in judgement, the previous owner was compelled to accept taxpayer-funded housing in Draper for the next several decades.  Meanwhile, the home wasted away and became a nuisance to the neighborhood.  The home came up for […]

2020 Utah Housing Market Forecast

January 27, 2020 Posted by: Jeremy Peterson

Last year the University of Utah’s Kem C. Gardner Policy Institute made some predictions about the direction of the housing market.  Meanwhile, we made our own.   Here is how things turned out:   2019 Predictions: Weber County House Prices KGPI : +10% Vesta:  +3% What Actually Happened: +10.1%   Sales Volume KGPI: +4% Vesta: -5% What Actually Happened:  +1.5%   Last year we thought that increasing interest rates would put a sag into sales and cap prices somewhat.  Our predictions failed as interest rates surprisingly dropped back to historic lows.   This year the housing […]

Swift Building Redevelopment Yields Dueling Proposals

October 21, 2019 Posted by: Jeremy Peterson

The Swift Building, one of Ogden’s last great dilapidated icons from yesteryear, has sat untouched as a toxic waste hoarder’s paradise for decades.  But, recent efforts by Ogden City and the EPA to clean up the bloated stockpiles of carcinogenic goo have yielded great results.  It was announced recently that the almost 100,000 canisters of chemical mischief housed in the building have been purged from the premises.  Its a good day for the property.   With the liability of hazardous waste now gone, developers have started taking a keen eye to the property […]
